In order for your property to reach maximum potential, your agent will complete a thorough walk-through to provide you with a detailed list of items that need attention along with suggestions to improve property rating and revenue.
RATE ANALYSIS:
Your experienced rental associate will analyze the market to maximize your rental income.
PROFESSIONAL PHOTOGRAPHY AND MARKETING
We believe that photography is the most important marketing tool, so all properties are photographed at PSIR’s expense.
TENANT SCREENING:
PSIR provides thorough national criminal background and credit screening for all annual tenants. We will also verify that your tenant has ample income to pay for rent.
HOLD ESCROW FUNDS:
PSIR will hold all money in a non-interest-bearing account. Rental revenue is earned at move-in (seasonal or weekly rentals) or monthly (annual leases) and paid out within two weeks.
LEASE PREPARATION:
Annual leases are prepared by a Florida attorney to ensure that you are as protected as possible.
CREDIT CARD PAYMENTS:
For guest’s convenience, rental payments can be offered on weekly reservations.
SECURITY DEPOSIT COLLECTION:
If your tenant causes damage to your property, we will submit certified claims on your behalf per Florida law.
FULL ACCOUNTING:
You will have access to online financial statements, end-of-year income and expense reports and tax documents. Direct deposit of rental money is also offered.
SALES AND TOURIST TAX:
We will set up your account with the state and county tax collectors, collect from your tenant and remit monthly returns to taxing authorities on your behalf.
MAINTENANCE COORDINATION:
PSIR has licensed and insured vendors to facilitate required work on your property.
HOUSEKEEPING COORDINATION:
We have vetted and trained housekeepers that we can schedule before and after each tenant. Annual deep cleaning of seasonal properties can also be easily scheduled.
INSPECTIONS:
Your dedicated rental associate will inspect property before your tenant’s arrival to ensure the property is delivered in proper condition and will inspect after each tenant to check for damage.
HOMEWATCH:
This optional service will provide a weekly, bi-weekly or monthly checkup on your property during vacant periods.
